The target acquired is the land (including the buildings on
the aforesaid land) located at Guanyin Industrial Area,
Taoyuan County.

(1) The prepayment, NT$58,490,000, to participate in the auction
process was used as the initial payment for acquiring the target
properties. The remaining will be paid in installments.
(2) On 1 December 2011, a Sales and Purchase Agreement was signed and
the first payment of NT$3,010,000 was paid.
(3) The second payment, NT$61,500,000, shall be paid during five
business days after the Sales and Purchase Agreement was signed.
(4) The third payment, NT$61,500,000, shall be paid during three business
days after the land value appreciation tax and the stamp tax are paid.
(5) The last payment, NT$430,500,000, shall be paid during 45 days after
the day of the ownership transfer registration is completed.
